Any crawlspace can be cleaned and kept dry, but the process varies immensely due to various factors such as: type of foundation and home construction, crawlspace depth and size, soil types and conditions; as well as past ventilation, drainage, and moisture control techniques used previously in the home.

As Americrawl enters our 3 rd decade of crawlspace repair and restoration work, we have literally made available to you in print the (7) basic steps needed to bring your home environment into comfort, security and compliance. Your level of need (the number of steps you must take) is totally dependent upon the factors listed above.

We at Americrawl are constantly aware of your individual situation and needs, both with respect to your level of need and your financial satisfaction as well. If anything, we are consistently on the side of doing only enough to bring your home into compliance.

You can rest assured that we will be available to you to continue the process further if need be, but we will always do our best to solve your problems, save your home and not take you unnecessarily further down the (7) step process than you need to be, thus saving you financially as well.

Downspout Extensions

1.) Downspout Extensions - Check grading for positive drainage away from your home and make sure all downspouts are extended properly and gutters kept clean.

2.) Sump Pump and Pit Installed - This may or may not include discharge lines, bubbler wells, electrical cords, check valves, and gravel backfills around the pit area. This step is first priced using our standard Hancor, or similar type sump basin and Barnes pump. For additional cost we can upgrade to a “Super Sump” or a “Triple Safe” unit which will eliminate some of the more unusual water tables. We may also suggest even using a high volume sewage ejection pump at additional cost to facilitate water collection and removal.

3.) Drainage Systems Installed - They are usually connected to the pit to facilitate the standing water to the sump pit. This system may include a lava rock backfill for superior filtration or a tile with a drainage fabric sock. Trenches will be dug properly and the tiles installed around the interior of the home. These trenches and tiles may be installed partially or completely around the home and vary greatly or not at all as to the depth in the ground.
   

Vapor Barrier

4.) Vapor Barrier - is installed over a drained crawlspace. We will install a 6 mil. Black polyethylene vapor barrier as needed to within 6”-1ft. from the perimeter wall. The vapor barrier is never to touch the wall so that foundation drainage can occur properly to the perimeter drain.
   

CleanSpace
System
5.) The CleanSpace System - is an encapsulation system completely isolating the earthen floor from the home structural envelope. Encapsulation totally seals off all outside ventilation and is the ultimate in vapor barrier protection, all the while reducing radon gas, ground odors, insect infiltration and thus helping to control mold spores and their propagation. Also, by sealing off outside ventilation, your home will become more energy efficient!!!

6.) Conditioning of the Crawlspace area - after cleanspace may or may not be needed. This is achieved by installing our Crawl-O-Sphere or similar air movement system. Conditioning can also be achieved by the actual heating/cooling of the encapsulated area by the opening of ducted pipes into the crawlspace. Properly sized HVAC systems will have a drying effect on the home and crawlspace. An “oversized” central air conditioning unit will not
dehumidify properly and can actually put moisture back into the air thru the ductwork by not running long enough at a time to dehumidify the air.

7.) Dehumidification -may ultimately be necessary in the crawlspaces that remain moist or damp after CleanSpace installation and conditioning. Only a small percentage of homes require this step, but it may be necessary on the toughest cases. This may require a commercial Sani-Dry unit or one to two of our “Comfort Dry” Crawlspace dehumidifiers.
