  • Mold in Crawl Space – Mold has a purpose. Its purpose is to breakdown or eat dead organic matter. Organic means it is a substance that was once living, such as wood. If it’s organic, dead, and wet, mold knows to eat it. Since mold spores (seeds of mold) are everywhere, and our building materials and contents are made from organic materials (wood), this factor cannot be controlled. The only factor we can control is the crawl space moisture levels. Any wet or damp crawl space can lead to the propagation of mold spores in your home. Dirt crawl spaces have the high humidity levels necessary for mold growth. Crawl Space humidity levels easily range from 50% to 90% -- even relatively dry crawlspaces that have never flooded. Generally, mold in your crawl space will not grow at least 50% relative humidity. Mold is also a cause of allergens in the home, as well as a potential cause of asthma. Houses with mold are damp, and have dust mites and other things in them that can cause illness, especially in children.   • Crawl Space Odor – Crawl Space Odors are typically the end result of standing water in the crawl space, high humidity levels, mold growth, or the lack of a proper crawl space plastic covering, also called a vapor barrier. Different soil types and conditions can also be the cause of a "musty" smell. Mold and mildew causes a damp, musty smell. These are musty smelling fungi that thrive in damp crawlspaces. These odors also occur when a wet crawlspace has standing stagnant water. In a crawl space the first line of defense against musty smells is a plastic cover or vapor barrier and proper crawl space drainage to drain standing water before it becomes stagnant.   • Wet Crawl Space – There are several ways water gets in a crawl space. Groundwater seeps, leaks and even rushes into many crawl spaces. It enters under the footing, between the footing and the walls, right through block walls, and through cracks in poured walls. After it seeps in, it just lays there in puddles, slowly evaporating upward into the house. A sign that water is coming through your foundation is efflorescence. Efflorescence is a mineral residue that is left behind when water bleeds through your crawl space foundation wall. It appears as a white chalky powder. Crawl Space drainage is needed to intercept incoming water through your foundation walls and divert it to a sump pump system.   • Crawl Space Ventilation and Humidity – Crawl Spaces are cool, because the earth is 55 degrees year round ( may vary on season and geography). So when we bring warm humid air into a crawl space, the air is cooled, and the relative humidity goes up. High relative humidity causes rot, mold, energy loss, and attracts pests. If we bring cold air into a crawl space, we will dry the crawl space, but at the cost of high energy bills, cold floors, and cold drafts. So this idea that we put in crawl space vents, and expect that air will flow in through a Text Box:  crawl space vent on one side of the house and out through the crawl space vent on the other side is a joke. What actually happens is that air enters the vents in the front, enters the vents in the back, and enters the vents on the sides, and then it goes UP! Cross-Ventilation would only occur if we had a windy day everyday. As the air rises in your home, replacement air enters from the lowest part, your crawlspace. This replacement air is made up with unconditioned outside air that enters through vents and other leaks, and air that is actually sucked from the crawlspace floor which is typically filled with lots of moisture. This natural upward air movement is called the "stack effect" -- this is how chimneys work. Consequently, whatever is in the air in the crawl space eventually flows up into the living area. Up to 40% of the air we breathe on the first floor of our home comes from the crawl space.   • Crawl Space Structural Repair – There is another industry that has crawl space moisture problems to thank for its existence – structural repairs to replace floor joists, beams, and sill plates – basically the entire floor framing system under your house. Floor joist rot, sill plate rot, and Beam rot are usually the result of a consistently wet or damp crawlspace. This rotting wood condition can result in sloping, springy, sagging, or uneven floors, sticky windows and doors, and cracked walls as the strength and integrity of the home's support system is chronically compromised.
